CP12 / LGSR

The CP12 app that finishes the gas safety record on site

Complete the Landlord Gas Safety Record (LGSR, commonly called the CP12) in AFPro, the AllForProjects field app. Appliance and inspection detail against the property, the customer's signature on the PDF, and the record emailed to the landlord or agent before you've left the kerb. Next year's visit is already in the diary.

The LGSR, done properly in the app

Everything the record needs, captured while you're standing in front of the appliance.

Appliance and inspection detail

Record each appliance and its inspection detail against the property, so the completed LGSR reflects exactly what was checked at that address.

  • Appliances recorded against the property
  • Inspection detail captured as you work
  • The record sits on the job and the site

Signed on site

The customer signs on site and the signature goes on the PDF itself — the record is complete when you leave, not when you get back to the office.

  • Customer signature captured on the phone
  • Signature sits on the certificate PDF
  • Nothing left to chase up afterwards

Emailed with full send history

Email the finished record to the landlord or agent straight from the platform, with a full send history kept against the job — proof of what was sent, to whom, and when.

  • PDF emailed direct from the record
  • Send history kept against the job
  • Easy to evidence delivery later

Gas Safe scheme gating

Issue is gated by engineer accreditation: an engineer without Gas Safe registration on their profile can't issue the record, so the paperwork stays tied to a registered engineer.

  • Issue gated by scheme registration
  • Gas Safe registration held on the engineer
  • No unregistered sign-offs slipping through

Next year's visit books itself

The annual gas safety check is recurring work, so AllForProjects treats it that way. Set the job to recur and next year's visit is generated in the diary automatically — a booked job with a date and an engineer, not a reminder in someone's head. Boiler service reminders work the same way: a recurring job that comes round on schedule.

  • Recurring jobs generate the next annual visit automatically
  • The visit lands on a capacity-aware diary, assigned by trade and availability
  • Steady service-reminder revenue instead of lapsed renewals

See how the diary handles recurring work on job scheduling software for trades.

Built for landlords and agents with a portfolio

Letting agents don't have one property — they have forty. In AllForProjects the agent is the customer, each property is a site, and contacts carry role tags, so the tenant who opens the door and the agent who pays the bill are both on the record. Every LGSR, visit and invoice sits against the right property, and the whole portfolio's history is in one place.

Works where gas work happens

Boilers live in cellars, cupboards and plant rooms, and the signal there is what it is. AFPro keeps working offline and queues everything you record, syncing when signal returns — so the record you completed in the basement is on the job by the time you're back at the van. More on the AFPro mobile app.

Who it's for

Gas Safe registered engineers and heating firms doing landlord work — see the full picture on software for gas engineers. Dual-fuel firms get the BS7671 electrical set in the same platform: browse the full certificate set.

CP12 software FAQs

Is a CP12 the same as a Landlord Gas Safety Record? +

Yes. CP12 is the widely used name for the Landlord Gas Safety Record (LGSR) — the record of the annual gas safety check carried out by a Gas Safe registered engineer. AllForProjects produces the LGSR; most people in the trade still call it the CP12.

Can I complete a CP12 offline? +

Yes. AFPro, the AllForProjects field app, keeps working with no signal — cellars, plant rooms, buildings with patchy 4G — and queues your work offline, syncing when signal returns.

Who can issue an LGSR in AllForProjects? +

Only an engineer with Gas Safe registration recorded on their profile. Issue is gated by scheme registration, so an engineer without it cannot issue the record.

How does the landlord or agent receive the record? +

The record is signed on site, then emailed as a PDF straight from the platform with a full send history. For agents with a portfolio, the record sits against the right property, so there's no confusion over which address it covers.

Can AllForProjects remind me when the next gas safety check is due? +

Yes — as a booked job rather than a sticky note. A recurring job generates next year's visit in the diary automatically, so the annual check comes round as scheduled work instead of relying on someone remembering to call.

Does AllForProjects include other gas forms? +

The gas document in AllForProjects is the Landlord Gas Safety Record (CP12). Boiler service reminders are handled through recurring jobs rather than a separate service document, and the BS7671 electrical certificate set is there for dual-fuel firms.
